Actress Ha Ji Won purchased a building in the center of Seoul for 10 billion won, but it is alleged that she is losing money due to low rental yields. Her agency said it has no comment on the matter먹튀검증.
According to the real estate industry on Sept. 19, Ha Ji Won purchased Building 8 in Seongsu-dong 2-ga for 10 billion won in 2020 under the name of Hae Wa Dal Entertainment, a company she founded. The purchase price per 3.3 square meters (1 square foot) was 128 million won. It was the highest price in Seongsu-dong at the time. In March, a similar building in the area sold for 76.49 million won per 3.3 square meters.
The problem is that interest rates have risen sharply compared to 2020. According to the real estate registry, the maximum bond amount set for the building is 9 billion won. Considering that the maximum bond amount is usually set at 120% of the loan, the loan amount is estimated to be around 8.1 billion won, and the interest that Ha Ji Won has to pay every month is 26 million won (4% per annum).

The building has eight floors from the basement to the ground floor, all of which are vacant except for an optician’s shop on the first floor. According to industry estimates, the building is losing 200 million won a year due to poor rental yields and rising loan rates.
Ha Ji Won’s agency, Hae Wadal Entertainment, said it has “no particular position” on the matter. HaeWaDal Entertainment is Ha Ji Won’s family corporation. The company’s CEO is Ha Ji Won’s mother, and Ha Ji Won is listed as a company director.
